Arbs dying in succession

Every year an arb dies up the row. It started years ago before she bought the house hence why you see the replacement (smaller one). Last year I removed one that had just died. Now this one. What is the issue? Fungus at base but I’m not sure if that’s the cause or a byproduct. Any help is appreciated. Thanks.

I’m fairly certain that those mushrooms are the fruiting bodies of an Armillaria. That would explain the rapid die back and local transmission to the other trees. This fungus is pretty destructive to woody plants, and there really isn’t anything you can do about it.

These arborvitae have this issue all the time where I’m from in the Midwest. Phytophthora Root rot is possible. The roots of this particular type of tree are pretty small and I see this all the time. In fact we see it enough we don’t recommend planting emerald greens. Look at a different type or cedar or juniper to replace them.
