What could be causing the leaves to brown on my begonia maculata?

The leaves haven’t been doing so well since I moved back to LA. The soil is more or less 50% indoor and 50% perlite. I water it when the top 2 inches of soil are dry, but that hasn’t been very consistent up until recently. I recently repotted it, but the problem was there before. It’s usually 75-90 degrees outside but the AC is usually on. I try to keep it away from the windows but within the range of their light. The window faces south so it’s never shining directly on the plant. It also hasn’t been growing new leaves recently. What can I do to help it grow better?

Thanks for any help
