Put weed barrier and more rocks if you don’t want to spend extra on a landscaper in the future. Also less water usage. That’s what we do in the Tx panhandle. Not much rain here. More rocky area than grass area. Plant, plants that don’t need much watering if the manager won’t water.
Turf the entire front yard. Saves water and is green low maintenance for long haul. Leaf blower can clean up.
Do you have crushed granite in GA? Use borders and crushed granite for driveway and parking area. Back yard looks like a weed farm and who cares for the water feature? Must be a mess.

You mentioned a good solution in your video. The initial expense of a landscape architect (maybe just a good professional) would be worth it. The neighborhood is great, so your property would most likely rent much faster and go UP in value.
