I'm a landscape architect. For a high end property that size it makes sense. Plants aren't cheap
I was able to scale from 0 to 90 units and creative financing was a big way to scale fast. With it becoming a buyers market and people still wanting seller market home prices, creative financing is the win-win situation. Your price, but my terms. If you can master off market lead generation and creative financing, you can scale big in 2023.

Lot of money but Dump trucks of top soil are expensive as is that volume of turf. All the paving and labour can’t say I’m amazed at the price

It’s not a 10k job at the most the plants and trees alone wholesale would be around $220,000, plus labor and materials
Even if he did it himself it still would have cost you $300-$350k

sMost of the 700k was probably stone work. Trees, plants, and gravel no way more than 50k. They dont look like big trees except for the ones their parents gave them. Stone work on the other hand and stone itself is extremely expensive
