  1. Congratulations 🎊. Nice house.
    For all the new future home owners il like to post some personal advice here which you can consider if interested. So here are my few tips-
    1 – Please get as less white as possible specially in Kitchen as we Indians do cook a lot. That white won't last long. Lol.
    2 – Get hood fan with baffle grill filters only. Do not get mesh filters.
    3 – If possible get your fireplace on deck side . That will enable your L shapesofa away from Granite Island area and it will look like you have more bigger space. If not ask your builder to atleast have a cantilever style fireplace so u get more of floor place and it's not eaten up in your square footage.
    4 – Just get the upgrade for all wiring of your security cameras right from the electrician during building phase.
    5 – Make sure Kitchen areas have tiles. It makes it waterproof and easy to clean and if any heavy utensils falls it has better chances of no dent than a hardwood.
    6 – If there's no preference than get vinyl or laminate flooring upstairs as well. It's so less and easy cleaning. Also no matter what carpet has the problem of leaving permanent stains, dents with furniture etc. Yes it's less cosy but just wear a cosy slipper darn it. Also u can keep just keep 1 vacuum and mop for whole house.
    7 – If possible try to get an extra small mini openable window (1feet by 3feet) near your gas stove in kitchen. We Indians do like to cook heavy lol.
    8 – Also whenever you get your deck built make sure it's composite deck and not wooden planks. Composite decks are practically maintainance free. Also your future fence. Get vinyl fence and not wooden one.
    9 – Select a plan (model) which has almost similar Sq feet on main floor and upstairs. This will give you more Sq feet for basement. Trust me those houses which has rooms on garages means you will have smaller basement though ur Sq feet of a house is more. Note that these plans are rare nowadays.
    10 – Go with a plan where bonus room is completely covered. I never understood the actual use of open bonus room. This can be easily achieved if your bonus room is either in front or back side and not in middle. Just ask the builder to add door.
    11 – In master bedroom get the toilet with its own enclosure so ur partner can use other facilities at the same time.
    12 – Get a drain in middle of garage.
    13 – Also if u have a separate laundry room upstairs get a sink in that room.
    14 – Ask your builder to make sure your mechanical room is as small as possible.
    15 – Ask the builder to provide architectural plan to look for details that's not on just the house plan.
    16 – Very important – All drains outside should be direct drain to ground and not in ur yard. Preferably not even in front of house but on sides.
    17 – Go and visit show homes. If possible existing construction homes for actual details and looks.
    18 – If you have elderly people at home upstairs bathroom should not have tub shower instead regular standing shower. Doesn't need to be tiled one, acrylicx are fine. Just makes it easier for them to shower.
    19 – No need to upgrade toilet seats, shower heads from builder. You can buy and get it installed from plumber for around 1 k and then sell all the old fixtures.
    20 – As soon as u get possession of house get ur garage floor an epoxy coating before you start using it. Saves a lot of extra time, money and labour.

    Yes some of these things might cost you money but remember it's n investment which always pays in the long run while making your life easier.

  4. Built very cheap probly piss jugs mudded in the wall , ask me how i know , when the place falls apart in 5 years youll understand
