    Water near the plot is a great sign.

    Can you get mains water to you or do you want a well…. Have you the funds for a well?

    Read and understand permaculture it should be the foundation of your homestead if you want ease of maintenance as you get older the more everything helps each other the less you’ll have to work to make this whole project work.

    pick some permaculture principles that you think you can manage and afford to put in place

    Take a look into earthbag homes….much cheaper homes

    And have a great time with whatever plants, growing methods and animals you pick

    I would make friends with that neighbor with the water right on your property line and expand that pond on your side to connect all your swales into a reservoir. You could make a nice food forest there if you keep the land well hydrated fruits will be plump and juicy.

    You will need a crapton of prep work to start there.

    Before all the permaculture and farming and stuff – you need to clear those bushes and trees down.

    Decide if you want to do it yourself or hire someone.

    How much traffic is on the road? I have a very similarly shaped lot and house placement and road noise is my only gripe.

    You likely need to check how much of that lot is flood plain. Once floodplain is involved there’s so many agencies you have to step through to begin any sort of construction on anything

    You might find that the water source to the right of your parcel is connected to a stream that passes through your property. There is a slight line going through your parcel that appears to connect that pond near your property line to that line of trees to the northwest of your parcel…surrounding what looks like a stream bank.

    You should look up some parcel / GIS maps for this area and see if there are any streams or wetlands there. If there is a stream there that leads to another property, make sure you read and understand your area’s water rights before doing anything with it.

    Check the value and tax assessment. If it’s near DFW, the land is probably worth much more to someone else, and you’ll have the money to get a better start somewhere else.
