Never seen anything like this

What’s wrong with this plant? Small dark brown spots starting from the edges of the leaves.

I searched high and low on the internet for a picture similar to this and couldn’t find it.

Doesn’t look like leaf rot or under watering. Maybe a bacteria infection?
