Hey guys, I’m in Katy TX. Moved in a year ago and new neighbors have better lawn than me. What did I do wrong and what can I do to rescue mine? Mine is thin and weedy while neighbors is thick. I believe my grass is zoysia? So new to this. Mine is first image in case your blind (lol). Thanks for any help. Please forgive me, I’m very new to lawn care

Did you apply pre-emergent? Looks like crabgrass. If so, someone either missed the devil strip or did a bad job, or has all worn off. It’s late in the year for spring pre to be in the soil. I would probably leave them be for now. Cold weather will kill them, assuming you far enough north to do that. I think you are.
How sure are you this is zoysia. Looks more like bermuda. If the 2nd photo is the neighbors doesn’t’ look so hot to me. Gouging the hell out of it with the mower it appears.
