A fence or some type of dog run is going to happen no matter what . I have 2 large dogs and plan to live in the home for At least 1-5 years .
Debating which route to take
A: retaining wall , leveled yard , a fence or potentially brick wall around the yard.
B: Pull weeds , throw some fill dirt in the lower half of the yard , add pebble stone throughout yard and a fence that follows the sloping yard .
C: pull Weeds , clean up yard . Put a large temporary kennel in the yard .
( I love my dogs , really want them to have a yard to go into and enjoy during the day when I am at work . )
I would like to level the yard , put in a retaining wall and a fence but not sure the ROI is there when it comes to leveling the back yard . I don’t think my dogs would mind the sloped yard but I guess I might, climbing up and down the hill when picking up dog s***.
Am I just being selfish wanting a leveled back yard in this house I just bought for 320k .
I believe ARV will be close to 400k after complete renovation. Paint , floors , neglected general maintaince , ETC .
Home purchase is kinda a 50/50 mix of a “ home“ and a live in flip/ investment .
