$8,000 for that driveway?!?! You need to get some other bids seriously! Also, pocket doors for bathrooms isn't recommended. You have your work cut-out for you on this one. Look forward to part II.

For the asphalt can you do a top coat to fill in the cracks to save money? Or is it too damaged?
I can't wait to see this finished. I do like the chandelier in the dining room. I also like the pink fixtures in the main bathroom. I have the curtains and comforter in my home that are in the main bedroom. I love your ideas. This should be beautiful when you are done.

Curious with such a large lot why not do an addition and increase the value of the home?
Welcome to my world. This is what every house that needs flipping looks like in my town (Knoxville). Complete guts. This is actually better than about half. We drywall over all plaster, but in a lot we find it easiest to rip it to the studs because it gets all destroyed during the rewire and replumb process.
I watch every video of your flip also I bought your book and start learning.
The area in the back is perfect for an ADU. It probably doesn't make sense for you to put one in but it does increase the appeal for a homebuyer.
That is a bonkers house! That area in the very back of the yard would be a really great place to grow vegetables
Turn the garage into living space instead of keeping it as a garage?
Would it make sense to add another unit in the back? however kinda scary with an uncertain market.

How do you know when a potential flip home is way too damaged and need of major repairs ?
It's obvious that will need plumbing all the way from the service and electrical updated with new electrical panel and all new branch circuit wiring.

I just looked into a similar home for my potential flip.
I already knew the home had lead paint and potential asbestos.
I told the Realtor the seller would have to make consessions since the home would have to be gutted and brought up to code.
Lots to look at fir sure when purchasing a home to flip.

Since the bathrooms share a wall and they are both so small, wouldn't it be more prudent to expand both bathrooms instead of a 2nd closet in the master? Guests and the other 2 people residing in the guest rooms should have a little more space in the bathroom. It certainly needs a lot more light and I can't wait to see what you do to the place.
